ROI Muse’s Brilliant Deal Analysis Tool

I wanted a way to analyze deals better.  My spreadsheets are good, but I was looking for something better.  Then, I started using ROI-Muse the other week.  I feel guilty, because I am abandoning my original analysis tool…  Just writing that sounds crazy.  I’m telling you, once you try this out, you will too.

ROI Muse is a deal analysis calculator for  both Residential and Commercial Real Estate.  It’s one stop analysis for all your real estate deals.  With a paid subscription, you can pump through deals to quickly calculate the profitability, CAP rate, ROI and a lot other calculations to analyze an opportunity.

That’s not all.  Once you have saved your analysis, you can create customized reports that print a beautiful PDF with your contact information and deal breakdown.  I use the reports to send to my wholesales, realtors and private money lenders.  I set my desired ROI, click the calculate button and it automatically fills in my maximum offer.

A subscription includes the ability to evaluate a property and save your analysis.  Each analysis can be calculated in 5 different scenarios so you can tell what your exit strategy would look like.

The 5 scenarios are:

1. BRRRR – Hard Money
2. BRRRR- All Cash
3. Rental – Financed
4. Rental – All Cash
5. Flip – Hard Money
6. Flip – All Cash

An analysis of your target property is simple as adding your key details about the property, input your expected sell price, add your purchase price and include your Rehab estimate.

You can simply set the desired ROI and press recalculate to get your maximum allowable offer.  There are so many other tools too.

Each analysis has a beautiful graphic review so you can visually understand the deal.  Then, once you save your analysis, you can print it to a PDF or share it via social media.
