I had come across a property on the MLS and was taken to view it with a realtor. When we got there, we were met with a very distressed house and a distressed person. I listened intently to what the owner, who was obviously inebriated, wanted and really wished we would have been able to get our offer accepted. It is probable that my offer was out of the ordinary. We didn’t get it accepted. We were asked by the listing agent to counter with just cash only. We were only $2000 shy of the accepted offer. If I could have reached this person before they got it listed, I might have been able to rehab more than just a house.

I would like to make the following offer for the property listed above. After speaking with the owner/trustee, Bruno, we would very much like to help him establish what he is asking for. Based upon our conversation, our offer is as follows:
We will purchase a mobile home for Bruno in Anyville, CA. We will also pay for two years of space rental and a furniture budget. We will provide a budget for alcohol rehabilitation, as he specifically mentioned that he would like to enter a program to help with his alcoholism. If he qualifies for the program in the Wood Lake area without the use of this budget, he can get the money upon completion of the inpatient portion of rehab.
We will buy AS-IS and can close on March 31st, as requested or sooner if needed. We will take care of cleaning the property; only take what you want. We will move him and any items he wishes to keep to his new home. We will purchase and close on the Mobile home prior to March 31st.
Obviously, the home for sale is not in a livable condition and therefore it will be gutted and rebuilt by us. We checked the zoning, and it is not what most other investors are expecting and therefore, we encourage Bruno to accept our offer as others offers may fall out once they discover it is not zoned RR.

We feel this is a strong offer to meet what Bruno is needing in his life right now. We estimate that when everything settles, he will have a place in Wood lake with equity that he owns, be sober and improving, have approximately $100,000.00 from the sale of him existing property plus a possible $20,000 from Rehab budget, and may hopefully, with God’s grace, be on his way to reestablishing a healthy relationship with him family in the Wood Lake area.
